Turn visitors into customers
Custom website development for businesses that need enquiries, not applause
Marketing sites, CMS builds, e-commerce and web applications, built from components rather than a page builder, measured against Core Web Vitals before launch, and handed over in your name with the documentation to run it.
- Marketing sites in 2-3 weeks, CMS and e-commerce in 4-12
- Code, repository, domain and every admin account in your name
- Tested against Core Web Vitals and WCAG 2.2 AA before launch

What you get
What changes after the site goes live
Six things that are true of every build we hand over, and every one of them is testable before the final invoice.
Core Web Vitals you can verify
LCP, INP and CLS are measured on a mobile profile before launch and monitored in the Chrome User Experience Report afterwards, not screenshotted once from a desktop on a fast connection.
WCAG 2.2 AA as part of QA
Keyboard paths, visible focus states, heading order, form labels and 4.5:1 body contrast are checked before handover. Accessibility is in the acceptance criteria, not on a quote for later.
You own the whole stack
The Git repository, the domain, hosting, CMS admin, Search Console and analytics are all in your name from day one. Handover includes documentation and a recorded walkthrough, so a heading change never needs a developer.
Search-ready from the first wireframe
Semantic headings, a crawlable navigation, XML sitemaps, canonical tags and schema.org JSON-LD go in during the build, with Search Console and analytics verified before launch rather than three months later.
A fixed price for a fixed scope
The quote is a figure, not a range that drifts. Change requests are costed and approved before the work happens, so the closing invoice is the number you already agreed.
A build that stays cheap to change
Fewer plugins, documented custom code, a staging environment and version history. Plugin sprawl is the most common reason a three-year-old WordPress site costs more to maintain than to replace.

Use cases
What we build
Marketing sites
Five to fifteen pages, each written around a single action, built mobile-first because that is where most of your visitors will arrive.
CMS builds
WordPress with an editor your team can actually use, or a headless CMS such as Sanity, Contentful or Strapi behind a modern front end when the same content has to feed a site, an app and a partner feed.
E-commerce
WooCommerce and Shopify, including Shopify Plus, with checkout kept on the platform gateway so PCI DSS scope stays where it belongs.
Portals and dashboards
Authenticated areas for the workflows no content management system fits, quoting tools, client portals, internal dashboards.
Landing pages
Built to carry paid traffic, planned with the campaign rather than after it, so the page answers the question the advertisement raised.
Redesigns and migrations
Rebuilds, replatforming and performance work on sites we did not build, with the URLs and rankings you already have protected through the move.
How it works
How a build runs
-
You send the brief
What you are trying to change, what exists now, what has already been tried, and when it matters. A paragraph is enough to start.
-
A person replies
Scope, approach and cost, within one working day. If we are the wrong fit, we say so and point you somewhere better.
-
Scope agreed in writing
Fixed for what was agreed. Changes are priced before they are made, not absorbed quietly and invoiced later.
-
Build, test, hand over
You watch it on a staging URL as it is made. Handover is admin access, documentation and training, not a password reset.

What we will tell you that other agencies will not
Sometimes the site is not the problem
If your traffic is qualified and your enquiries are not, the fix is often the offer or the follow-up rather than a rebuild. We would rather say that in the first reply than take the budget.
A page builder is a mortgage
Builders are quick to start and expensive to leave: the markup they generate is slow, the licence is annual, and the layout cannot be moved to another theme. We build from components instead.
A freelancer may be the right answer
For a small, well-defined site with one decision-maker, a good freelancer is cheaper and faster. An agency earns its premium when design, build, QA and post-launch cover have to come from more than one head.
What “custom website development” actually means here
It means a site assembled from components we write, on a platform chosen against what the site has to do, rather than a theme bought and bent into shape. The practical difference shows up two years later: a component-built site can be edited, extended and moved; a builder-built one has to be rebuilt.
Price and timeline, published
A focused marketing site runs 2 to 3 weeks from signed scope to launch. A CMS or e-commerce build runs 4 to 12 weeks, and what moves that date is almost always content readiness and third-party integrations rather than design. Starting prices for all three tiers are on the offers and pricing page, in US dollars, so you can rule us out in a minute rather than after two calls.
Performance and accessibility are acceptance criteria, not adjectives
Google publishes the thresholds a page is measured against: Largest Contentful Paint within 2.5 seconds, Interaction to Next Paint of 200 milliseconds or less, and Cumulative Layout Shift of 0.1 or less, at the 75th percentile of real page loads. Accessibility follows WCAG 2.2 at level AA. Both are checked on a mobile profile before handover, because a site that passes on a desktop and fails on a phone has failed.
What we hand over
The Git repository, the domain, hosting, the CMS admin, Search Console and the analytics property, all in your name. Handover includes written documentation and a recorded walkthrough for whoever joins your team next. Ongoing care, core, theme and plugin updates, backups, uptime and Core Web Vitals monitoring, security patching and a monthly note on what changed, is optional and priced separately.
When a website is the wrong purchase
If the site is fine and nobody can find it, the money belongs in digital marketing. If people find it and do not believe it, the money belongs in branding. If the enquiries arrive and nobody answers them quickly enough, the money belongs in a support desk. We would rather route you correctly than sell you the thing we happen to be discussing.
What actually decides a website project

Design gets the blame for most website projects that go badly, and it is almost never design. The three things that decide the outcome are whether the content exists, whether the integrations were scoped, and whether anybody agreed what the site is supposed to make happen. A beautiful site built on unanswered versions of those three will still underperform the plain one that answered them.
So the build starts with the question the site has to settle for a visitor, and the structure follows from that. Everything after it — layout, components, performance budget — is execution, and execution is the part that is reliably deliverable.
Website development, in practice
- Content readiness treated as a project dependency with a date on it
- Integrations scoped before the design, because that is what moves the estimate
- Core Web Vitals measured against the thresholds before launch, not after
See WordPress or Shopify for what we build on, and the Ankora build for what a structured site looks like in practice. Google’s Core Web Vitals reference defines the thresholds.
How this work usually starts
A website engagement starts with the question the site has to settle and the list of content that does not yet exist. Both are uncomfortable and both are cheap, and together they prevent the two things that actually delay builds.
Two dependencies decide the date: content and integrations. Design almost never does, and a project plan that tracks the first two honestly is a plan that holds.
FAQ
Website development questions
How much does a website cost?
A website starts at $400 one-time, in US dollars, for the scope described on this page. Larger builds — more pages, a CMS you edit yourself, e-commerce or integrations with systems you already run — are quoted on that scope, and the quote is fixed once the scope is agreed.
How long does a website take?
A focused marketing site runs 2 to 3 weeks from signed scope. A larger build with a CMS, e-commerce or integrations takes longer, and the date is agreed in writing before work starts. What moves those dates is almost always content readiness and third-party integrations, not design.
Will I be able to edit the website myself?
Yes, on any build that includes a CMS — and we say so in the scope before you commit. It ships with documentation and a recorded walkthrough. Changing text, images, prices and pages never needs a developer; changing structure sometimes does, and we will tell you which is which.
Who owns the website when it is finished?
You do, throughout. The domain, hosting, Git repository, CMS admin, analytics and Search Console are in your name from day one, and our access is removed at handover unless you keep us on a care plan.
WordPress or a custom build?
WordPress is the right answer for most marketing and content sites: your team can edit it and the hosting is cheap. A custom build earns its cost when the workflow behind the page is genuinely yours, quoting, matching, scheduling, anything a content management system has to be bent into.
Do you work with sites you did not build?
Yes. Redesigns, migrations and performance work are a normal part of the service. We start by measuring what is actually slow rather than assuming a rebuild is the answer.

Tell us what you need from Website Development
The questions below are the ones this work actually turns on, so the first reply can carry a scope and a price range rather than a request for the basics.
- You send the brief A few lines is enough. No form fields you have to guess at.
- We reply in one business day With questions if we have them, and a range if we do not.
- You decide, not us No retainer to talk. If it is not our work, we say so.
Ask about Website Development
The more you can say about what the site has to do, the closer the first reply gets to a real number.
We use what you send to answer you. We do not sell it, and we do not add you to a list.

Other work we could do on the same account
Only the part no off-the-shelf product covers gets built. Everything else is bought, because rebuilding what you could licence is the expensive mistake here.
Published retainers, no auto-renewal, and the ad account stays in your name. Judged on what a qualified enquiry costs you, not on traffic.
You get the working files, in every format, contrast-checked — and the brand built into the website rather than left in a PDF nobody opens twice.
